Accommodation

A safe home is the hardest thing to arrange from abroad, and harder still when the tenant is under 18. We arrange it for you.

Two ways to live

Homestay with a host family, or a private rental found by a realtor who works with minor students.

Homestay placement

We find and place the student with a suitable host family, so they arrive to a furnished room, meals and adults in the house.

  • Best for younger students and first-year arrivals
  • A family setting that helps with English and daily routines
  • We stay in touch with the host family when you choose Monitored custodianship

Private rental with our realtor

We work with a pre-arranged real estate realtor who is experienced in renting units for minor students and knows which landlords will accept them.

  • Best for older students, siblings or a student living with a parent
  • The realtor searches, arranges viewings and handles the application
  • You deal with one person who has done this for minors before

Why renting is so difficult for a minor

Families who try to rent on their own usually meet the same obstacles.

A minor cannot sign aloneLandlords are reluctant to sign a lease with someone under the age of majority, so most refuse outright.
No Canadian historyA new student has no Canadian credit record, employment or past landlord to offer as a reference.
Parents are overseasLandlords prefer a guarantor in Canada, and the family cannot visit units or sign papers in person.
A fast marketGood units near schools are taken quickly, often before an overseas family can respond.

Our realtor has handled these objections many times and presents the student's application in the way landlords accept.

Accommodation and custodianship go together

Where the student lives sets the custodianship level and fee. Use the fee finder to see the price for homestay or a private residence.
